Investing in a Modular Home Pays Off

The Woody Family purchased their modular home in 2017 with the intent to have a more permanent space to make their own and raise their two girls. After five years in the home, the home has appreciated in value by more than $100,000, an unexpected benefit for the family.

The Woody Family consists of Robert, a Navy veteran, Chasity, a stay-at-home mom and photographer, and their two daughters, Calie and Aria. Originally, the family was renting a house, but, as their daughters started to get older, Robert and Chasity made the decision to purchase their first home that they could make into their dream space.

“All of the places that we lived were just not to the standard that we wanted to be living in,” said Robert. “We were just to the point where we were like, why are (we) spending all this money on rent when we can just buy a house.”

In 2017, the family purchased a home from Clayton Homes of Morganton. Since then, their house looks a lot different. The girls have gotten older, now playing games with their parents and riding their bikes around the community. Robert and Chasity have also made several customizations to the house to suit their needs. Calie’s room now features a chalk wall for her to explore her love of drawing, and the outside now had a swingset.

Additionally, Robert has taken up a new job of woodworking, using his home as a display for his incredible craftsmanship. He has made barn doors, an entertainment center, and more for their home.

Possibly the most impressive thing about the home is how it has appreciated over time. There is a misconception that off-site built homes do not appreciate* the same way that an on-site home does. However, the Woodys have proved this to be untrue.

“When we first purchased our home, it was around $179,000. (After) an appraisal just a couple weeks back (in July 2022), it ended up appraising for around $320,000,” said Robert.**

This financial equity has allowed the Woodys to truly settle into their community. The girls have been able to make lifelong friends, Chastity is able to continue being a great stay-at-home mom, and Robert was even able to attend college. They couldn’t be happier with the investment they made in a Clayton Home.
